Back in March when we all started to feel the effects of Covid-19, my business went into freefall. Three months later though it’s a very different story. In real estate when someone has decided to move they generally start the emotional move before the physical and the lockdown simply put everything on the back burner, but not for long. It turns out Covid didn’t change the world too dramatically (on that front at least) and statis only lasts so long. In Portland we have a strong sellers market driven by a lack of properties, (typically we used to run at 7 months inventory, for the past 2-3 years we have dropped to 2 months inventory) very low interest rates and a new home office need that wasn’t there before. Homes are selling for between 3-10% over asking with as many as 14 offers received. When you are representing a buyer in that environment you need their trust and a willingness to jump high when asked. In June I wrote three offers for three clients and won all three (in various combinations of price, willingness to pay more cash if the appraisal came in lower than accepted offer and giving up earnest money early to the seller). My buyers are now taking possession of their hard won bids, and I have time for some new clients.
